Snohomish County’s housing market is entering fall with steady prices, fewer listings, and homes taking a little longer to sell, experts report.
The county’s median home price remains just above $700,000, nearly flat compared to last year, according to the Northwest MLS.
Active listings dropped nearly 15% from August, giving sellers continued leverage. On average, homes are staying on the market about 26 days, up from the quicker pace earlier this spring, the report shows.
Closed sales also dipped year-over-year, reflecting both seasonal trends and higher borrowing costs. Mortgage rates hovering around 6.5–7% have kept some buyers on the sidelines, industry analysts said.
Despite the slowdown, Snohomish County remains one of the Puget Sound region’s most competitive housing markets. Proximity to Seattle and the Eastside continues to drive interest in Everett, Lynnwood, and Bothell, brokers report.
