Ahoy, Matey! Most Expensive Home In Skagit County Has A Crow’s Nest For Whale Watching

1114 B Avenue in Anacortes. 1114 B Avenue in Anacortes. (COMPASS)

If you’ve ever wanted a front-row seat to yachts, sunsets and the occasional whale, Skagit County’s most expensive home may have exactly that — complete with a crow’s nest perched above the water.

A sprawling waterfront estate overlooking Guemes Channel in Anacortes has hit the market for $8.9 million, making it the most expensive residential listing for sale in Skagit County, as of July 2026.

The nearly 8,712-square-foot property at 1114 B Ave. is listed by COMPASS and sits on roughly two gated acres with sweeping views of one of Washington’s busiest marine corridors.

At more than $1,021 per square foot, the estate offers eight bedrooms, 12 bathrooms and enough amenities to make checking into a luxury resort feel unnecessary.

Perhaps the home’s most distinctive feature is its circular crow’s nest. Surrounded by floor-to-ceiling windows and lined with built-in cushioned benches, the space offers panoramic views across Guemes Channel.

A telescope positioned beside the windows hints at one possible pastime: watching ferries glide by while keeping an eye out for whales and other marine life.

Natural light pours into the home through expansive windows, making the ever-changing waterfront scenery part of the décor.

Designed For Entertaining — Or Escaping

Built in 2011, the estate was designed as a multi-generational retreat. In addition to the main residence, the property includes a guest cottage and separate caretaker’s quarters that could also serve as a second guest home.

Inside, there’s no shortage of spaces to spread out. The home features multiple private suites, a theater, a game room, an elevator, casual gathering spaces and formal entertaining areas connected by seamless indoor-outdoor living.

Outside, the back deck centers around a stone fireplace overlooking the water — an ideal spot to watch colorful sunsets over the channel.

The grounds also include professionally designed landscaping, a new professional-grade pickleball court and a large hot tub with an electric roof.

According to the listing, the property boasts approximately 230 feet of waterfront frontage while remaining just about a mile from downtown Anacortes restaurants and shopping.

A Price Few Can Afford

The asking price places the estate well beyond the reach of most local buyers.

According to the latest U.S. Census Bureau estimates, the median household income in Skagit County is roughly $89,000, while per capita income is approximately $46,000.

Meanwhile, the median home sale price in Skagit County has generally hovered in the mid-$500,000 range in recent months, making this estate worth roughly 16 times the price of a typical home sold in the county.

Even the annual property tax bill comes with sticker shock. Public records show the home’s 2024 property taxes totaled $24,265.

The estate also has appreciated quickly. Public records show it last sold in 2024 for $6.75 million, meaning the current asking price is $2.15 million higher just two years later.

While most Washingtonians probably won’t be writing an $8.9 million offer anytime soon, it’s hard not to admire a home where the best seat in the house might just be a cozy crow’s nest overlooking one of the state’s most scenic waterways.
