When most people think about buying a home in Washington’s San Juan Islands, they picture waterfront estates with private docks, millionaire neighbors, and price tags that require winning the lottery first.

And to be fair, plenty of those homes exist.

But here’s the surprise: you don’t necessarily have to spend millions to own a piece of island paradise.

While the median home sale price in San Juan County has recently ranged from roughly $850,000 to more than $1.2 million, there are still homes on Lopez, Orcas and San Juan islands listed for less than $1 million.

Many offer acreage, workshops, water views, and enough island charm to make you start checking ferry schedules.

Here are five listings that prove island living may be more attainable than you think.

1. Lopez Island: Nearly 15 Acres For Less Than $1 Million

Windermere

Price: $998,950
2 bedrooms | 2 bathrooms | 2,048 square feet
Built: 1996
Lot size: 14.71 acres
2024 property taxes: $2,779

If your dream Pinterest board includes vegetable gardens, chickens, flower fields and zero visible neighbors, this Lopez Island property deserves a spot at the top.

Tucked into a sunny clearing surrounded by nearly 15 acres of woods, the home offers the kind of privacy that’s becoming increasingly difficult to find anywhere in Western Washington.

The listing calls it a “gardener’s paradise,” and it’s hard to argue with that description.

Outside you’ll find extensive fenced gardens, fruit trees, a greenhouse, a chicken coop, a garden shed and multiple outbuildings.

Windermere

The home itself keeps things practical with one-level living, polished concrete floors, a wood stove, heat pump and a large south-facing patio wrapped in blooming wisteria.

Need space for projects? There’s also a 1,440-square-foot shop complete with its own bathroom, laundry area, built-in storage and two heated workspaces.

The listing even suggests the property could become a market garden or flower farm—or simply a peaceful place to unplug.

2. Seven Bedrooms In Downtown Friday Harbor

Coldwell Banker

Price: $999,000
7 bedrooms | 5 bathrooms | 2,818 square feet
Built: 1920
Lot size: 0.53 acres
2024 property taxes: $6,140

This one might be the biggest surprise on the list.

Located in the heart of Friday Harbor, this historic Craftsman known as Acanthus Suites currently operates as a boutique vacation rental—but its future possibilities are what make it stand out.

The half-acre property is commercially zoned, with pending mixed-use zoning that could open the door to everything from offices and restaurants to multi-family housing or a live-work setup.

The listing describes it as “a true historic trophy property.”

Coldwell Banker

Inside are seven bedrooms, five bathrooms and multiple kitchenette-equipped units. Outside, guests are greeted by a welcoming front porch and a backyard anchored by a dramatic weeping willow tree.

One of the listing’s best lines might also be its most convincing: “Five move-in ready units just under $200,000 each.”

When you think about it that way, suddenly the million-dollar price tag feels a little different.

3. Orcas Island: Marine Views And More Than 3,200 Square Feet

COMPASS

Price: $965,000
2 bedrooms | 3 bathrooms | 3,281 square feet
Built: 1992
Lot size: 0.77 acres
2024 property taxes: $7,109

Big windows. Big views. Big living spaces.

This west-facing Orcas Island home overlooks Eastsound toward Vancouver, British Columbia, and packs more than 3,200 square feet into a flexible two-level layout.

The listing highlights its “massive window wall,” vaulted ceilings and wraparound decks designed to soak up sunsets and marine views.

COMPASS

The main level includes a spacious primary suite with its own fireplace, while downstairs offers a separate entrance, another bedroom, office, workshop and bonus room—making it ideal for guests, hobbies or multigenerational living.

Recent updates include a new roof, two heat pumps, upgraded flooring and refreshed decking, meaning the next owner can spend less time tackling projects and more time enjoying island life.

4. Lopez Island: Five Acres, A Stone Fireplace And Two Guest Cabins

3 bedrooms | 2 bathrooms | 3,379 square feet

Some homes have fireplaces.

This one has a custom Siberian wood fireplace built with rocks collected on Lopez Island that are designed to hold heat long after the fire burns down.

If that doesn’t say Pacific Northwest, we’re not sure what does.

The spacious cedar-shingled home sits on five manicured acres near the center of Lopez Island and features warm wood finishes throughout, a standing-seam metal roof and a heat pump for year-round comfort.

COMPASS

Outside, the property becomes even more interesting.

A detached shop and carport provide plenty of storage, while two additional cabins create extra space for guests, creative studios or weekend camping adventures.

The listing sums it up simply: “Don’t miss this classic Lopez home set on 5 acres of beautiful land.”

5. Orcas Island: Solar Panels, Hot Tub And Ferry Views

3 bedrooms | 2 bathrooms | 1,605 square feet
Built: 1969
Lot size: 1.13 acres

Imagine ending your day in a hot tub while watching ferry lights glide across the water.

That’s exactly the lifestyle this Orcas Landing home is selling.

Nestled among mature evergreens on more than an acre, the home combines peaceful surroundings with practical upgrades, including solar panels, a heat pump, an electric vehicle charging station and expansive windows that flood the interior with natural light.

The open-concept layout opens onto sunny decks perfect for morning coffee—or pretending you’re on vacation even though you technically live there.

COMPASS

The listing calls it “a unique blend of seclusion and connectivity,” thanks to its location near both the ferry terminal and Orcas Village amenities.

And if you’ve always wanted a giant workshop, you’re in luck: an oversized shop and garage provide plenty of room for hobbies, storage or finally starting that woodworking project you’ve been talking about for three years.

A Million Dollars Goes Further Than You Might Think

The San Juan Islands have long carried a reputation as one of Washington’s most exclusive real estate markets—and that reputation is deserved.

But these five listings show that “under $1 million” doesn’t necessarily mean compromising.

Instead, it might mean 15 private acres on Lopez Island, a downtown Friday Harbor investment property, sweeping Orcas Island views or a homestead complete with gardens, greenhouses and chickens.

No, these homes aren’t cheap.

But compared to the multimillion-dollar waterfront estates that often dominate the islands’ real estate market, they’re a reminder that owning a home in one of Washington’s most beautiful places may be more realistic than many buyers assume.
