Yes, There’s an Elevator: What $3M–$4M Buys in Whatcom County

A $3 million–$4 million budget buys some substantial choices in Whatcom County: a six-bedroom Lake Whatcom waterfront home or a hillside property with an elevator, theater and second kitchen.

Stretch to $4.65 million, and a third option adds a guest house, pool and boathouse.

These three available properties offer remarkably similar advertised interior sizes, each approaching 7,000 square feet. Where they differ is in what happens beyond those square feet—and how much property you want to manage.

For perspective, Whatcom County’s median closed-sale price for residential homes was $620,250 in September 2026, according to Northwest Multiple Listing Service’s county report. These asking prices occupy a very different neighborhood of the market.

A Big Budget Still Comes With Choices

At roughly five to six times September’s county residential median, the $3 million–$4 million budget puts the emphasis on distinctive features: direct lake frontage, extensive entertaining spaces or room for several different activities under one roof.

That doesn’t make every expensive feature equally useful. An elevator may matter more than another bedroom. A dock may earn its keep every summer weekend—or become something else to maintain.

The September NWMLS report counted 913 active residential listings countywide, up about 7% from a year earlier, with approximately five months of inventory at that month’s sales pace.

That offers broader context, rather than a prediction about how quickly a particular luxury property will sell.

For another measure of pace, Realtor.com’s county listing data, published through the Federal Reserve Bank of St. Louis, recorded a September median of 57 days on market.

That measure runs from listing to closing, pending or removal, depending on available data; it isn’t a guaranteed timeline for finding a buyer.

Two of the homes below have already had price reductions. Even at this budget, the asking price has a history.

Lake Whatcom: Six Bedrooms on the Waterfront — $3,475,000

At 1555 Fairview Street, Bellingham, WA 98229, the central attraction is straightforward: a substantial home directly on Lake Whatcom, with a dock included in the Den Finder listing’s property details.

  • Asking price: $3,475,000
  • Bedrooms and bathrooms: 6 bedrooms; structured listing fields specify 2 full, 2 three-quarter and 1 half bathroom*
  • Advertised interior: 6,814 square feet
  • Lot: 0.44 acre
  • Built: 2006
  • Property type: Single-family residence

A House That Gives the Lake a Large Audience

The listing describes a two-story entry and living room, oversized windows, maple floors and extensive cherry cabinetry, doors and trim. The combination suggests a home with a strong architectural identity rather than a blank canvas.

There’s room for more than one gathering, too. The listed layout includes great rooms on the main and second levels, plus a third-level recreation room.

That separation could be useful for buyers who want guests, hobbies and everyday living to coexist without everyone sharing the same television.

Six bedrooms provide flexibility, although five are listed upstairs—a consequential detail for anyone prioritizing fewer stairs.

The waterfront setting is the defining difference from the similarly sized Samish Crest property. Here, access to the lake is part of the property itself.

A Smaller Lot, a Substantial Price Cut

The 0.44-acre parcel is the smallest of these three. That gives buyers a comparatively compact piece of land alongside a very large house, rather than acreage for extensive gardening or additional outdoor projects.

The current asking price also reflects a $500,000 reduction from the $3.975 million listing price recorded in April 2026. The June reduction brought the home comfortably inside the original budget; it does not, by itself, establish a bargain.

The multilevel layout deserves as much attention as the shoreline. A buyer may love the separation between rooms and floors, but that arrangement also means more movement through the house.

Samish Heights: An Elevator, Theater and Room to Spread Out — $3,650,000

At 4111 Samish Crest Drive, Bellingham, WA 98229, the John L. Scott listing puts its money into indoor flexibility and elevated water views.

  • Asking price: $3,650,000
  • Bedrooms and bathrooms: 4 bedrooms; 3 full and 2 half bathrooms
  • Advertised interior: 6,980 square feet
  • Lot: 1 acre
  • Built: 2005
  • Property type: Single-family residence
  • HOA: $500 annually, listed for common-area maintenance

The Lower Level Has Its Own Evening Plans

An indoor elevator is among the most consequential features here. In a home with a finished lower level, it offers another way to move between floors, although buyers should evaluate its dimensions and operation against their particular needs.

The main level includes the primary bedroom, an office and the principal living spaces. Below, the listing describes three bedrooms, two full bathrooms, a theater with projector and sound system, and a recreation area with a wet bar and second kitchen.

That is a layout for people who want activities to have their own territory. A movie can occupy one space while conversation continues elsewhere.

The kitchen adds granite counters, higher-end appliances and a built-in coffee machine. An extended three-car garage with custom cabinetry supplies a more practical luxury: somewhere for equipment to go.

Views Without a Private Shoreline

The property’s listed views include the bay, city and mountains. Its appeal is the outlook and the acre of land, rather than the private lake frontage offered by Fairview and Northshore.

The broader Samish area also has a substantial public recreation resource in Lake Padden Park, with trails, swimming access, fishing and other facilities.

Buyers should test the actual route from the house rather than translating a neighborhood amenity into assumed walkability.

The asking price fell $149,000 in August, from $3.799 million. Its current listing history began in May 2026.

For $175,000 more than Fairview’s asking price, Samish Crest offers a larger lot and a different way to organize daily life. The useful question is whether that floor plan, elevator and recreation space would get more use than a dock.

Northshore: A Pool, Guest House and Boathouse — $4,650,000

The splurge is 2141 Northshore Road, Bellingham, WA 98226, a property identified in its listing as being under county jurisdiction despite its Bellingham mailing address.

The Muljat Group listing asks $650,000 above the original budget ceiling. It earns its place here as an explicit stretch option.

  • Asking price: $4,650,000
  • Bedrooms and bathrooms: 5 bedrooms; 3 full, 2 three-quarter and 1 half bathroom in structured fields
  • Advertised interior: 6,926 square feet
  • Lot: 0.92 acre
  • Built: 1998
  • Property type: Single-family residence

The Guest House Changes the Comparison

The listing describes approximately 100 feet of south-facing shoreline, a private beach, dock, boathouse and pool. Then it adds a remodeled two-bedroom guest house.

That separate accommodation is a meaningful distinction for buyers who regularly host overnight visitors.

Its advertised presence should not be treated as confirmation of rental eligibility, and buyers should establish how its area and bedrooms relate to the overall listing totals.

The main home has its own personality: a turret-style primary suite, curved great-room ceilings, reclaimed timber beams and granite walls, according to the marketing description.

Workshop space is another draw. The listing describes a three-bay shop/garage and a separate two-car garage—an unusually substantial setup for someone whose equipment needs have outgrown a couple of shelves.

More Amenities Mean More Property to Operate

A pool, shoreline structures, terraced landscaping and separate guest accommodation create several distinct maintenance responsibilities. The purchase is larger in scope even though the advertised interior size is close to the other two homes.

For outings beyond the property, the county’s Lake Whatcom Park map identifies Hertz and Chanterelle trail access farther along Northshore Road.

Here, the premium buys a collection of amenities and separate spaces. The tradeoff is having a collection of things to look after.

What the Extra Money Actually Changes

Advertised square footage is surprisingly unhelpful as the deciding factor here. All three homes fall within roughly 170 square feet of one another, yet their prices span $1.175 million.

Start with where people would spend their time.

Fairview puts six bedrooms and multiple gathering spaces beside the lake. Samish Crest gives up private waterfront while supplying a full acre, an elevator and a lower level equipped for extended entertaining. Northshore adds separate guest accommodation and a much broader outdoor amenity package.

The lot sizes also require interpretation. An acre does not automatically mean an acre of flat, readily usable ground; the listings describe sloping or partially sloping terrain. Buyers should look at circulation, outdoor seating, gardening space and access rather than treating acreage as a score.

Recurring costs deserve the same scrutiny. Samish Crest discloses a modest annual HOA charge, but the larger operating questions across these properties involve heating and cooling extensive interiors, maintaining major systems and, where applicable, caring for waterfront structures and a pool.

The best fit depends on which spaces would become part of ordinary life. An amenity that gets used twice a year still needs attention the other 363 days.

Whatcom Life Beyond the Property Line

These homes sit far above the county’s typical housing values. The Census Bureau’s 2020–2024 American Community Survey five-year estimates put Whatcom County’s median household income at $81,784, in 2024 dollars, and its median owner-occupied home value at $585,800.

That second figure describes the existing owner-occupied housing stock. It is different from September’s median price of completed sales, and neither statistic determines what a particular household can afford.

The county’s recreation network also means a private waterfront property is one way to use the outdoors, rather than the only way. Public parks provide lake access and trails without requiring ownership of a dock.

For lakefront buyers, recreation comes with shared responsibilities. The Whatcom Boat Inspection Program requires inspections and permits for boats launching on Lake Whatcom and Lake Samish to help prevent invasive species.

The Final Take

A $3 million–$4 million budget here buys enough room that the more interesting question becomes how you want to use it. Direct lake access, an elevator and a theater, or separate guest quarters will matter differently from one household to another.

The Northshore splurge makes that choice especially clear: paying more does not necessarily buy more advertised interior space. It buys a different property to inhabit and operate.

Before choosing the most impressive feature, consider which one would improve an ordinary Tuesday—and which would simply add another appointment to the maintenance calendar.
