Start shopping with $3 million in Skagit County, and the possibilities get entertaining fast: an island home with its own boat launch, a barndominium with parking for 12 cars, and a log-home estate advertised with 88 acres.
There is, however, some budget creep.
These three available properties actually ask $3.5 million to $3.79 million, putting them $500,000–$790,000 above that starting point. Consider this a look at what happens when the imaginary shopping cart gets upgraded.
The differences go well beyond decor. One purchase comes with ferry logistics, another puts the garage at the center of the story, and the third offers enough land to make maintaining the grounds a substantial undertaking.
First, a Reality Check on Those Price Tags
Skagit County’s median closed-sale price for residential homes was $612,838 in September 2026, according to Northwest Multiple Listing Service’s county report. The three asking prices here are roughly six times that figure.
That comparison establishes scale, rather than whether any individual property is reasonably priced. Extensive waterfront, separate accommodation and specialized buildings don’t fit neatly into a countywide median.
The same NWMLS report counted 519 active residential listings, up nearly 30% from September 2025, with approximately 4.6 months of inventory at September’s sales pace.
Those figures describe the broader market. These are three distinctive examples at its expensive end, where a buyer’s interest in boats, cars or extensive acreage may matter more than another bedroom.
Guemes Island: Bring the Boat—and the Ferry Schedule — $3,790,000

At 4079 Forest Lane, Anacortes, WA 98221, the mailing address tells only part of the location story. This property is on Guemes Island, across the water from Anacortes, in unincorporated Skagit County.
The ONE Realty listing offers a main home, separate apartment and extensive advertised shoreline.
- Asking price: $3,790,000
- Bedrooms and bathrooms: 6 bedrooms and 5 bathrooms across the advertised accommodation; structured fields specify 2 full and 3 three-quarter bathrooms
- Advertised interior: 6,060 square feet total; marketing describes a 5,344-square-foot main home
- Advertised land: 8.29 acres
- Built: 1984
- Property type: Single-family home with a separate accessory dwelling
Cedar Ceilings, Water Views and a Separate Place for Guests
The main home’s defining space is a living room that the listing describes with clear-grain cedar walls and a 20-foot vaulted ceiling. Picture windows face east toward the Salish Sea and Mount Baker.
A stone fireplace anchors the family room, while the primary suite has another fireplace and skylights. There is also a wet bar, for buyers whose idea of entertaining involves something more elaborate than locating the bottle opener.
The separate building combines a workshop below with a one-bedroom, one-bathroom apartment above. That arrangement offers a different experience from putting overnight visitors down the hall: guests can have their own space, and projects can have a dedicated home.
Outdoors, the listing advertises more than 400 feet of low-bank waterfront, a private boat launch, a deep-water mooring buoy and wooded walking paths. Buyers should verify the condition and permissions associated with those waterfront facilities.

The Crossing Is Part of Everyday Life
The practical question is how island living fits the buyer’s routine.
The county-operated Guemes ferry schedule includes scheduled breaks and designated hazardous-material sailings. A short crossing still involves reaching the terminal, boarding and arranging errands around service.
The listing also identifies a private well and septic system. Those belong on the inspection list alongside the buildings and shoreline structures.
The property’s current listing history begins in April 2026 at the same $3.79 million asking price. Its appeal is substantial waterfront space with separate guest accommodation; the tradeoff is making transportation and property systems part of the plan.
Bayview: One Bedroom, Parking for 12 — $3,750,000

At 12481 Persons Road, Bow, WA 98232, the bedroom-to-garage ratio is the conversation starter.
The Realogics Sotheby’s International Realty listing describes a custom barndominium in Bayview, with living quarters above a large garage and views toward Padilla Bay.
- Asking price: $3,750,000
- Bedrooms and bathrooms: 1 bedroom; 1 three-quarter bathroom and 1 half bathroom
- Advertised area: 5,838 square feet in structured fields; 5,658 in the description, with the living-area breakdown requiring clarification
- Land: 8.94 acres
- Built: 2020, according to the brokerage and county records
- Property type: Single-family residential listing described as a barndominium
- Reported property taxes: Brokerage lists an estimated $6,860 for 2025
Finally, a Garage With Ambitions
The listing describes a finished, radiant-heated garage accommodating 12 vehicles, with a main-level bathroom and RV dump.
For a collector or someone with substantial equipment, that space could be the purchase’s central attraction. For someone who owns one hatchback, it is a remarkably elaborate solution to a very small parking problem.
Upstairs, the advertised living quarters include a kitchen and great room with water, island and mountain views. The one-bedroom layout is the important counterweight to the large headline area: this is a specialized property, rather than a conventional house with numerous sleeping rooms.
The square-footage figures deserve particular care. County building records separately identify a 2,940-square-foot general-purpose building segment and a 2,940-square-foot loft.
Those assessment categories do not establish approved residential living area, and they do not reconcile exactly with the listing’s totals.

Bay Views Now, Additional Buildings Only on Paper
The brokerage says optional plans are available for a residence exceeding 13,000 square feet and a chapel or flexible-use building. Those are proposed additions, not completed rooms included in the tour.
The existing offering already provides considerable land without a ferry connection. Public shoreline recreation is available in the broader area at Bay View State Park, where Washington State Parks cautions that Padilla Bay becomes extensive mudflat at low tide.
This property is described as across from the waterfront, so a water view should not be confused with private shoreline ownership.
Its current listing history begins October 19, 2026. The immediate choice is whether the existing one-bedroom arrangement and substantial garage meet the buyer’s needs before any future construction enters the picture.
South Skagit River Area: A Log Home With an 88-Acre Advertisement — $3,500,000

At 35837 Fox Creek Lane, Sedro-Woolley, WA 98284, the scale shifts from garage capacity to landscape.
Known as Fox Creek, the property is marketed by LPT Realty as an extensive riverfront estate. County records place the home in unincorporated Skagit County, rather than within Sedro-Woolley city limits.
- Asking price: $3,500,000
- Advertised bedrooms and bathrooms: 6 bedrooms; 4 full bathrooms and 1 half bathroom
- Advertised interior: 5,053 square feet
- Advertised land: 88.08 acres
- Built: 1994
- Property type: Log home with detached guest accommodation and outbuildings
The Shop Is Big. The Landscape Is Bigger.
The listing describes a vaulted great room, a substantial rock fireplace and a custom bar with a tap and cooler. Multiple decks extend the gathering spaces outdoors.
It also advertises a detached guest home with two separate living areas, plus a 3,200-square-foot shop with oversized doors, a vehicle lift and covered exterior storage. That gives this property a substantial workshop component without making the main residence an upstairs apartment.
The outdoor inventory includes garden space, a chicken coop, a pond with a timber-frame pavilion, a slough and several creeks and waterfalls. The seller also advertises more than 2,000 feet of Skagit River frontage.
That is an unusually broad collection of features. It is also a reason to tour the land carefully: a wooded hillside, wet ground and usable garden space serve very different purposes, even when all contribute to the acreage total.

An Estate Needs a Parcel List
The county record for the listing’s identified parcel covers just 0.88 acre and records 4,048 square feet for the primary improvement. The advertised estate therefore requires reconciliation of its full parcel inventory and building-area totals before a buyer relies on the headline figures.
The listing specifies a private well, septic system and dirt road access. Its current marketing history begins in July 2026 at $3.5 million.
For someone who wants extensive grounds, guest space and a serious shop, this is the most land-focused offering. It also requires the clearest understanding of boundaries, access and what maintaining the advertised estate would involve.
Three Different Ways to Spend the Extra Money
The asking prices span only $290,000, but the properties ask very different things of their owners.
Forest Lane centers on island waterfront living. Separate guest accommodation and boating facilities are the attractions; the ferry schedule affects how the property connects with mainland appointments and errands.
Persons Road centers on a specialized building. The garage could be more valuable to the right buyer than several additional bedrooms. Someone needing conventional guest capacity may reach the opposite conclusion.
Fox Creek centers on the advertised landholding. Its acreage, water features and outbuildings create possibilities for personal recreation and projects, along with a larger management task.
Operating costs also extend beyond property taxes. Well testing, septic maintenance, insurance, heating, outbuildings, shoreline facilities and grounds all deserve property-specific estimates. The Bayview listing’s reported 2025 tax amount is historical context, not a guarantee of a future owner’s bill.
Skagit County Beyond the Gates
These offerings sit far above the county’s ordinary housing values. The Census Bureau’s 2020–2024 American Community Survey five-year estimates put Skagit County’s median household income at $89,263, in 2024 dollars, and the median value of owner-occupied homes at $545,100.
That home-value estimate describes the existing owner-occupied housing stock. September’s median sale price measures completed transactions; neither figure determines what an individual household can afford.
The properties also illustrate how much location changes daily life within one county. An island address, a Bayview acreage property and an inland river-area estate offer very different relationships to transportation and services.
Public recreation adds another layer. Bay View State Park provides shoreline access, while the nearby Breazeale Padilla Bay Interpretive Center offers exhibits about the estuary. Enjoying the area’s water does not require purchasing a private launch.
For prospective residents, testing actual routes to work, groceries and appointments will reveal more than a broad promise of being “close to everything.”
The Final Take
What does $3 million buy here? These particular listings require a larger check, but they make the choices worth examining—even for readers whose budget is strictly recreational.
The interesting distinction is what each property puts first: boats and island life, cars and a specialized living arrangement, or extensive land and a collection of buildings.
Look beyond the biggest number to how the place functions. A garage, guest apartment or waterfront setting earns its value differently for every owner. For the rest of us, the tour is free.
