Construction Begins On McCormick Village Retail Center In South Kitsap

Construction is underway on a new retail center at McCormick Village in South Kitsap, bringing restaurants, shops, and services to one of the region’s fastest-growing residential communities.

The project, called McCormick Village Retail, will include roughly 30,000 square feet of commercial space and is already nearly half leased, developer MainStreet Property Group said.

The retail center is being built at the intersection of SW Old Clifton Road and McCormick Village Drive near Port Orchard.

Several businesses have already signed leases at the center. Tenants include Forestview Dental, McCormick Veterinary Clinic, Salt & Sage Massage and Skincare, Village Pharmacy, Honey & Mane Hair Studio, and Wilson Patisserie, a locally owned bakery.

Plans also call for a yoga studio and gym as part of the development.

Developers say the goal is to create a central gathering place for residents while also attracting visitors from across the South Kitsap area.

“McCormick Village Retail is designed to be the heart and soul of the McCormick community,” said Eric Campbell, president of McCormick Communities.

“As the community continues to grow, residents want convenient places where they can meet neighbors, grab coffee, run errands, and enjoy local businesses close to home,” Campbell said.

“The strong leasing activity we’re seeing reflects the excitement from retailers who want to be part of this vibrant and expanding community.”

Construction will happen in phases. The first buildings, labeled A and B in the development plan, are expected to be completed later this summer. Buildings H and I are scheduled to open in spring 2027. Additional buildings will be delivered in phases as more tenants sign leases.

When complete, the retail center will feature a walkable layout with gathering areas, landscaped pedestrian paths, and neighborhood amenities designed to encourage community interaction, according to the developer.

The project is meant to serve the rapidly growing population in the McCormick master-planned community.

Developers say roughly 7,399 residents currently live in the McCormick area, with projections estimating the population could grow to about 19,000 by 2033.

The new retail center is expected to serve neighborhoods including McCormick Woods, McCormick Village, McCormick Trails, and The Residences, while also drawing visitors from surrounding South Kitsap communities.
