If you spend $400 million on a house, apparently driving to the doctor is an unreasonable burden.
A Bel-Air estate currently holding the title of America’s most expensive publicly listed home comes with three pools, a hammam, massage suites, safe rooms—and, according to published reports, its own X-ray machine.
Because nothing says domestic tranquility quite like being able to examine a suspicious ankle injury without leaving the premises.
The property at 11201 Chalon Road in Los Angeles County is listed for $400 million. The numbers only get less relatable from there: 39 bedrooms, 59 bathrooms, approximately 70,000 square feet and nearly eight acres overlooking Los Angeles.
This is less a house than a privately operated municipality with very nice tile.
America’s Most Expensive Public Listing

The Chalon Road estate was listed April 28 and remained available at its original $400 million asking price as of Sept. 11, according to Zillow.
That works out to approximately $5,714 per square foot.
Forbes reported that the property became the most expensive residence ever publicly listed in the United States when it entered the market. A sale at the full asking price would establish a new national record.
The estate was designed by architect Peter Marino, with construction led by Peter McCoy. According to the listing, assembling and completing the property was a decade-long project that wrapped up in 2018.
It occupies a flat promontory above the Bel-Air Country Club, with views extending across downtown Los Angeles, surrounding canyons and the Pacific Ocean.
Getting there is its own event. Forbes reports that the entrance includes a 1,500-foot driveway lined with hedges and imported plants.
That is nearly five football fields of driveway before you even reach the front door. Pizza delivery instructions may require an appendix.
Thirty-Nine Bedrooms—and Most Are Not for the Family

The estate’s 39 bedrooms are divided among a main residence and guesthouse, but the allocation says plenty about the scale of the operation.
According to The Beverly Hills Estates listing, the main residence contains 10 family bedrooms and 13 staff bedrooms. The guesthouse adds six guest bedrooms and another 10 staff bedrooms.
In other words, 23 of the property’s 39 bedrooms are designated for staff.
Then there are the 59 bathrooms—20 more than the number of bedrooms. Nobody is waiting outside a locked door here.
The listing photos show marble-heavy interiors, enormous formal rooms, carved fireplaces, elaborate ceilings and enough upholstered seating to host a moderately successful awards show. Hardwood, marble and tile flooring run throughout the estate, according to listing information.
There is also an elevator, because a 70,000-square-foot house is no place to start pretending stairs are charming.
Eight Pantries, Three Pools and Parking for 25 Cars

A normal kitchen was not going to survive this assignment.
The property includes a family kitchen, an industrial kitchen and eight service and butler pantries, according to Homes.com’s reporting on the listing.
Eight pantries.
Most people have one cabinet containing stale crackers, three cans of beans and a spice purchased during the Obama administration. This estate has enough pantry space to establish regional distribution centers.
The grounds also include an outdoor dining pavilion, pool cabanas, a tennis court and pavilion, a pool house and a 25-car garage.
Three swimming pools are spread across the compound, including indoor and outdoor options. Zillow also lists heated indoor spa facilities.
If the main pool becomes tiresome, simply inform the staff that you’ll be swimming elsewhere.
And Then Things Get Medical

The estate’s wellness facilities sound less like residential amenities and more like a private resort that accidentally obtained a medical license.
Forbes reports that the property includes hot and cold plunge pools, a sauna, massage suites, a salon, gym, Pilates studio and hammam—a traditional steam-bath facility.
There are separate spa areas for men and women, according to Homes.com.
And yes, there is reportedly an X-ray machine for personal medical appointments.
The property also includes safe rooms, dedicated art storage and a guardhouse. Those features make a bit more sense when the house and its contents cost more than the annual budgets of some small cities.
The Taxes Cost More Than Most Houses
Buying the estate is only the opening act.
Zillow’s public tax history lists a 2025 property-tax bill of $1,447,169, based on an assessed value of approximately $121.1 million.
That comes to roughly $120,597 per month—or about $3,965 every day—in property taxes alone.

The 2026 assessed value has since increased to approximately $123.5 million, although Zillow does not yet list a corresponding tax bill.
There is no homeowners association, which feels like a savings until you remember that the annual property-tax bill could purchase several perfectly respectable houses elsewhere in the country.
After more than four months on the market, the asking price has not changed. Finding someone capable of spending $400 million on a residence is presumably difficult. Finding someone capable of doing it who also happens to need 59 bathrooms and home radiology narrows the field further.
Still, the eventual buyer will have parking for 25 vehicles, which is useful because Zillow gives the property a Walk Score of 7 out of 100.
At least the house anticipated the problem.
