Three Boise neighborhoods landed at the top of Niche’s 2026 rankings of the best places to live in Idaho, reinforcing the capital city’s growing reputation as one of the Mountain West’s most desirable places to put down roots.
According to Niche, the top three places to live in Idaho for 2026 are all located in Boise:
- North End
- Boise Heights
- Sunset
The rankings were based on factors including schools, crime, cost of living, jobs, housing, outdoor access, nightlife, and commute data pulled from sources including the US Census Bureau, FBI, Bureau of Labor Statistics, and CDC.
North End Ranked No. 1 In Idaho
North End earned the top overall spot with an A+ rating from Niche.
Known for its tree-lined streets, historic homes, walkability, and quick access to downtown Boise and the foothills, North End has long been one of the city’s most sought-after neighborhoods.
Niche described the area as offering a “dense suburban feel” with a strong mix of bars, restaurants, coffee shops, and parks. The neighborhood also received top marks for nightlife, health and fitness, outdoor activities, and public schools.
North End’s median home value sits around $762,813, significantly higher than the national median of $332,700. Median household income was listed at roughly $98,806.
The neighborhood is home to about 8,700 residents.
Boise Heights Brings Big Views — And Big Prices
Boise Heights ranked second overall in Idaho and received another A+ overall grade.
Perched above much of the city near the Boise foothills, Boise Heights is known for its larger homes, scenic surroundings, and quieter residential feel.
The neighborhood scored highly for jobs, schools, outdoor recreation, and family-friendliness.
But living there comes at a premium. Niche reported Boise Heights has a median home value of roughly $968,300 — nearly triple the national median. Median household income in the neighborhood was listed at more than $112,000.
Despite its upscale reputation, Niche noted the area still offers easy access to restaurants, coffee shops, parks, and downtown Boise amenities.
Sunset Rounds Out Boise Sweep
Sunset claimed the No. 3 spot on the statewide list.
Located west of downtown Boise, Sunset received an overall A+ grade and strong marks for schools, nightlife, health and fitness, and outdoor activities.
Unlike Boise Heights and North End, Sunset posted somewhat lower housing costs, though home prices still sit well above national averages.
Niche listed the neighborhood’s median home value at roughly $546,706, while median household income came in around $96,617.
The area’s mix of families and young professionals helped push Sunset high in the rankings.
Boise’s Growth Continues To Shape Housing Costs
The Boise area has seen explosive growth over the past decade as remote workers, retirees, and out-of-state buyers flocked to Idaho for its outdoor lifestyle, relatively mild climate, and access to recreation.
That growth has also fueled rising home prices across Ada County and intensified debates around affordability, growth, and infrastructure.
All three top-ranked neighborhoods received lower grades for cost of living than they did for schools, recreation, and lifestyle amenities — a reflection of how dramatically Boise-area housing prices have climbed in recent years.
Still, the rankings show Boise continues to dominate conversations around quality of life in Idaho, particularly for buyers prioritizing outdoor access, highly rated schools, and proximity to downtown amenities without giving up a suburban feel.
